Costs
Our conveyancing fees are on a fixed fee basis, depending on the value of the property and start at £595.00 plus disbursements and VAT
For a re-mortgage our fees start at £400.00 plus disbursements and VAT
(fees are based on each transaction)
In addition a fee is payable of £36.00 (inclusive of VAT) for each bank telegraphic transfer that we make during the transaction.
Each ID check £24 inclusive of VAT

The usual disbursements for a property sale are:
- Land Registry Official Copies of the title register and associated documents referred to in the title registered £3.00 each document, you could expect disbursements of between £6 – £9 or £15.00 if the property is leasehold.
- Anti-Money Laundering/ID check (per person) £24 inclusive of VAT
The usual disbursements for a property purchase are:
- Searches (approximate) £200 – £500.00
- Land Registration Fee are based on the purchase price and range from £20.00 – £915.00. The Land Registry fee scale can be found at: https://www.gov.uk/guidance/hm-land-registry-registration-services-fees
- Stamp Duty is based on the purchase price and can be calculated using the following link: https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax
- Bankruptcy Search (per person) £2.00
- Land Registry Priority Search (per title) £3.00
- Anti Money Laundering/ID check £10.00
Disbursements are payable to third parties and we have no influence over the charges. There may be other disbursements payable that we are unaware of until the transaction begins and which we will advise you of as the transaction progresses.
If you are selling/purchasing a leasehold property, there will be additional disbursements payable to the freeholder / managing agent which we will not be aware of until the transaction begins.
Abortive costs
Abortive fees are charged and based on the work carried out up until the time that we are informed that the transaction is not proceeding and will be in addition to any disbursements paid out on your behalf.
Any disbursements which have been made to a third party are non-refundable.
Services
We will liaise with the other party’s legal representative and any other third party connected to the transaction (bank/building society, estate agents, landlord’s agents)
With regard to a purchase, we will check the legal title, carryout the required searches, provide you with reports as the matter progresses to keep you updated. We will liaise with the mortgage company and request the mortgage advance to be released once a completion date is agreed.
On completion of the purchase, we will attend to the stamp duty requirements with the Inland Revenue and subject to receiving the stamp duty from you, we will discharge your stamp duty liability.
We will register your ownership to the property together with the interest of the mortgage company.
With regard to a sale, we will prepare and issue a draft contract package to the buyer’s solicitor for their approval, respond to the enquiries which the buyer’s solicitor may raise.
When a completion date is agreed, if you have a mortgage registered against the property. we will request a closing statement from the mortgage company and discharge the mortgage on completion from the sale proceeds.
